Six Questions Your Cinnabon Franchise Financial Model Must Answer

We built this franchise unit financial model based on researched data for high-traffic bakery locations in premier retail developments. All assumptions, including the $1.65 million year-one revenue target and 6% royalty fees, are pre-populated but fully editable to fit your specific territory. This is defintely a practical tool for owners who need to move from a business idea to a funded operation.

What is the profitability trajectory?

The unit reaches profitability quickly, hitting its break-even date in April 2026, just four months after opening. While year one produces $274,000 in EBITDA, the model shows profit nearly tripling by year five as catering and delivery channels reach full scale. Speed to profit is the best hedge against market risk.

Profitability Drivers

  • Upsell craft coffee pairings
  • Scale high-margin catering
  • Optimize baking crew shifts
[dynamic_pic9]

How much capital is required?

You need $1,190,500 to launch this unit, with $500,000 allocated to leasehold improvements and $250,000 for specialized baking equipment. This total includes the initial franchise fee and a $50,000 inventory buffer to handle grand opening traffic. Build-outs always cost more than the initial quote.

Major Capital Uses

  • Leasehold Improvements: $500,000
  • Baking Equipment: $250,000
  • Furniture and Seating: $120,000
  • Theater Display Setup: $100,000
[dynamic_pic10]

What is the return on investment?

The model projects a 5-year payback period with an Internal Rate of Return (IRR) of 2.32% and a 1.74 Return on Equity. While the initial cash outlay is significant, the unit generates nearly $1 million in annual EBITDA by year five, creating substantial enterprise value. This is a long-term asset play, not a quick flip.

Key Investment Metrics

  • Payback Period: 5 Years
  • IRR: 2.32%
  • Year 5 EBITDA: $953,000
[dynamic_pic11]

What is the break-even point?

Monthly break-even requires covering approximately $30,400 in fixed costs, with the $20,000 prime location rent being the primary driver. You must maintain high throughput and a strong average ticket to clear this hurdle by month four. Rent is fixed, but your effort isn't.

Speed to Break-Even

  • Boost morning coffee sales
  • Control hourly labor waste
  • Launch express window early
[dynamic_pic12]

What is the cash runway?

The lowest cash point hits in June 2026 at just $4,000, meaning there is very little room for error during the first six months. We suggest a larger cash buffer if your leasehold improvements or equipment deliveries face any delays. Cash is oxygen for a new bakery.

Cash Flow Protection

  • Negotiate rent abatement
  • Phase furniture deliveries
  • Manage opening inventory tightly
[dynamic_pic13]

How do scenarios change outcomes?

A high-performance scenario increases year-five EBITDA by hundreds of thousands, while a low-revenue year one could push your cash balance into the negative. Success depends on executing the 'theater-style' baking experience to drive the foot traffic needed for those $1.65 million base sales. Execution beats a good spreadsheet every time.

Hitting the High Case

  • Drive influencer engagement
  • Maintain theater-style baking
  • Expand B2B catering reach

Great for big dogs
Size: Medium, Number of Items: 1
Our pup is now 15 months old (nearly 110 lb and still growing). We got this ball when he was 3 or 4 months old. GOODS - - Our pup fetches with extreme drive, and the rope helps him quickly snatch the ball off the ground (versus a tennis ball, in which we are worried he will go head over heels at times) - Our pup also loves to play fetch in the water, and this ball floats great and again, the rope gives another point to bite onto - The yellow color is easy to see, even in grass - Our pup typically fetches the ball, and leaves the rope mostly out of his mouth. So, throwing the ball doesn't result in saliva-covered hands - It's pretty easy to throw the ball 50', and possible to throw it 100' - It doesn't roll/bounce, so if you are for example playing fetch on your front lawn and are concerned with a tennis ball rolling into the street, this one alleviates that issue - Our pup is spoiled and has several balls. This is absolutely his go to ball. We have woken up in the morning before to see him standing next to the bed with the ball in his mouth, asking us to get up and play. BADS - - Occasionally when he goes to fetch it, he will step on the rope as he tries to pull up on the ball. - We have gotten this ball stuck in trees multiple times. In fact, there is one stuck on the roof of our church from playing fetch on the lawn there. :-/ Not a fault of the ball, but if you start whipping it around like nunchucks, it might not go where you want. - The near max you can through this ball is 100'. And since it doesn't roll/bounce, throw distance is throttled. We often play fetch in a local baseball field, and have no issue wearing him out with this ball. However, if you are planning on throwing a ball the distance of half a football field, you might want to consider something else. SIZE - - We purchased both the medium and the large. Even though our pup is huge and can fit a soccer ball in his mouth, he still prefers the medium. It's easier for him to get in his mouth and breath while running back. The medium is the size of an orange, whereas the large is the size of a grapefruit. DURABILITY - - We have gone through about 4 of these balls, BUT this is because we lost 3 of them. We believe he dropped one out of the car window while we were driving, one is on the roof of our church, and I forget about the other one. On the first one we had, the stitching behind the black tape was down to a few threads after about 5 months. Given duration we use these balls (every day) and the joy he gets from them, I feel the durability is good for the price. - We do play tug with the ball at times, and no issues there Enjoy!

Good but better options out there.
Good ball, but is a cheaper version of the Foamster sold online. The rope is cheap and comes apart, and can be abrasive to a dogs mouth. The Foamster uses a higher quality ball and are more durable and use grippy biothane straps rather than cheap rope. They are also made to order in the USA with lots of fun colors. Worth the extra money if your dog likes these balls.

Fun toy for fetch
Size: Medium, Number of Items: 1
Daisy loves this toy. I found it from her dog trainer, and it makes rewarding her with a quick tug of war and fetch really easy. Also it’s shockingly durable. It looks like foam, but she has not destroyed this one.

Definitely recommend, great product!
Color: Grey
Absolutely amazing and great quality. My two chihuahuas have been digging and ripping up potty pads since they were babies. They are now 1 year and 3 months old and still do that. I tried reusable potty pads for a while and washing them, but eventually the smell and amount of time wasn’t worth it anymore. And I was looking for something else. I found these and ordered 3 of these potty trays and they are incredible. They can’t chew the disposable potty pads and they do great with this. I highly recommend! It took about 3 days for them to adjust to the feeling of the material but now they are comfortable. I wipe the top daily and change the disposable potty pads. Then once a week I clean with vinegar and water and towels or just soap and I sometimes spray down with hose outside. It makes it much faster and easier. It still takes work to keep it clean but it’s much better than cleaning up ripped up potty pads every day. It’s a great value also for the price and definitely I can tell is going to last a long time. For reference my dogs are 10 pounds, they are overweight right now and loosing weight, but this completely holds them and is very sturdy, even when both are on it at the same time. They use as their main bathroom area as it is not safe for them to go outside alone because there are coyotes in the area. And when I’m at work they have access to a potty area all day. I definitely recommend for dogs this size and am so happy I found a product that works for my home. Also the grey color is great and matches well in my home.

Absolute LIFESAVER.
Color: Black
A must-buy for any puppy owner that uses potty pads. Our pup still hasn't had all of her parvo boosters and has had to stay inside at all times. She is usually very good about going on her potty pads, but has a terrible habit of grabbing the pad and flinging waste everywhere and tearing the pad itself apart. This potty pad holder is PERFECT. It is sturdy and the grated tray fits in neatly. The dog is unable to get to the puppy pad, no matter how hard she bites or paws at the sides. Believe me, I've seen her try. We bought other puppy pad holders that were cheaper, but she was able to rip the puppy pad out of them easily. It is also really easy to clean. The plastic can easily be washed with soap and water or sprayed and wiped with antibacterial spray. The potty pad itself usually soaks up all of the urine, so there is never any worry of overflow. The only critique I have is that the rectangular shape is somewhat a poor design, because most potty pads are square-shaped. This means that the owner has to fold a standard potty pad in order to fit the tray. But this is not a huge problem, as we're still very happy with the product. Overall, it's worth the money, because now I don't have to worry about cleaning a huge mess, disciplining my pup for the behavior, or any health scares from her eating plastic from the potty pads. We loved the first one so much, that we bought a second one.
