Six Questions Your TownePlace Suites Franchise Financial Model Must Answer

We built this hotel franchise unit financial model using our own deep-dive research into the extended-stay sector. Key assumptions, from corporate room block revenue to $38,000 housekeeping salaries, are pre-populated and fully editable to reflect your specific territory. With a Year 1 revenue target of $9.75 million, this model gives you the data-driven confidence to talk to lenders and partners.

When does this unit reach profitability?

This franchise unit is projected to reach its break-even point in March 2026, just three months after launching. Profitability in hospitality is a game of occupancy and margin control. You will track net profit after accounting for the 5.5% royalty, 2% marketing fee, and significant fixed costs like the $95,000 monthly lease.

Boost Unit Margins

  • Optimize housekeeping fte counts
  • Increase direct Bonvoy bookings
  • Reduce channel commission leakage
[dynamic_pic9]

How much capital is needed for launch?

You need a significant capital stack to launch this unit, with the total investment driven by $6.5 million in leasehold improvements and $3.2 million for furniture, fixtures, and equipment. Build-out is your biggest check; write it with precision. The model also accounts for a $75,000 franchise fee and $1.8 million for kitchen suite appliances to meet brand standards.

Primary Capital Uses

  • Leasehold Improvements: $6,500,000
  • Furniture and Fixtures: $3,200,000
  • Kitchen Suite Appliances: $1,800,000
[dynamic_pic10]

What is the expected return?

Investors can expect an Internal Rate of Return (IRR) of 4.44% and a Return on Equity (ROE) of 32.94% over the five-year hold. A 4-year payback is a solid target for extended-stay assets. This franchise investment return calculation Excel shows that while the initial cash outlay is high, the steady cash flow from corporate blocks stabilizes the long-term yield.

Key Investor Metrics

  • Payback Period: 4 Years
  • Internal Rate of Return: 4.44%
  • Year 5 EBITDA: $12.96M
[dynamic_pic11]

What is the monthly break-even?

The unit hits break-even in March 2026, driven primarily by the high-volume extended-stay room revenue which starts at $4.5 million in Year 1. Break-even is about hitting that critical RevPAR (Revenue Per Available Room) floor quickly. Your ability to cover the $175,000+ in monthly fixed costs depends on maintaining steady corporate occupancy.

Accelerate Break-Even

  • Secure early corporate contracts
  • Monitor RevPAR calculation daily
  • Control utility consumption early
[dynamic_pic12]

What is the lowest cash point?

The lowest cash balance hits -$8.023 million in December 2026 during the heavy construction and ramp-up phase. Cash is oxygen, and the ramp-up phase is where most owners gasp for air. You defintely need to ensure your construction loan or equity partner can cover this peak deficit before the Year 2 revenue jump to $12.6 million kicks in.

Protect Your Cash

  • Phase FFE deliveries carefully
  • Negotiate rent-free build-out
  • Delay non-essential IT spend
[dynamic_pic13]

How do different scenarios impact results?

The model allows you to toggle between Low, Medium, and High scenarios to see how a 10% drop in RevPAR affects your 4-year payback. Scenarios prepare you for the 'what-ifs' before they become 'oh-nos'. A High case scenario driven by strong local marketing and corporate retention can significantly pull forward your Year 1 EBITDA of $4.73 million.

Hit the High Case

  • Aggressive B2B sales outreach
  • Maximize ancillary service fees
  • Maintain high guest retention

Pretty Darn Good
Format: Kindle
So I’ve been on a omega kick and this definitely hit the spot. Madison was frustrating at times with how she acted towards Lucas, Gray, and Rian. It was like she said towards the end, she didn’t believe she deserved nice things. It would have been nice to hear from her best friends again. They kind of were there in the beginning and the gone except for mention of text messages received from them. I feel like her friends would have been great help in encouraging Madison to go with the pack and never give Brent another chance because he was toxic. I loved Rian. His personality was awesome. His humor. His ability to make Madison comfortable whenever she was feeling overwhelmed. And the fact he fell for her and she fell for him first. They are cute together. I do feel like Lucas was the odd man out though. Like Lucas didn’t develop as much of a relationship with Madison. I would have really liked to see more development in the relationship between them. It was also the same with him and Rian. There is really no relationship displayed. Most of the relationship being displayed is between Rian and Gray. Nevertheless, I loved reading about the dynamic that came to fruition during the entirety of this story. Madison finally got her happiness. And Brent finally got punched in the face. Everyone got exactly what they deserve.

Pack's Promise was okay but not great
Format: Kindle
Pack's Promise was okay but not great. I won't recommend it to anyone that I know. PRO: * Very likable characters * Lots of steamy scenes that are written very well * The spelling and grammar are good * The punctuation is good with the exception of using hyphens instead of commas. Lots of hyphens. Lots and lots of hyphens. CON: * Almost no interactions with any characters outside of Madison and the pack * Nearly no plot. They meet, get together for a heat, agree to make it permanent, done * Quite a few typos such as extraneous words, missing words and words out of order THINGS TO KNOW: * More steamy scenes than storytelling * A lot of MM & MMM, some MFMM during heat

Fluffy and Nice Omegaverse
Format: Kindle
… this would have made 5 stars but for 2 reasons. A.) there were quite a few typos; misspelled words, missing quotations, “the his” mistakes, and various signs that maybe a proofread would do good. B.) the writing was quite textbook. Late blooming omega is struggling with her new self, finds a absurdly wealthy pack of alphas, every thing is almost insta-love but she resists, then decides to love herself and let everyone be happy. Rian was my favourite (obviously the author’s favourite too because he got the most page time) but I wish we could see more of his CEO side? He went to work maybe ONCE the entire time. Gray was supposed to be the “growly one” but he turned out to be puppy dog. Lucas was a genius brainiac doctor - but also super alpha with an aggressive hindbrain with a breeding k*nk?? And then there was no actual “breeding”?? Spice 3/5 - normally omegaverse books are super high on messy smut but this was tamer. Romance 3/5 - insta-love that was then resisted because of personal hangup’s Plot 2/5 - weird paced head hopping, showing the same scene from different POV’s that made me feel like it was 2 steps backward, 1 step forward. Humour 4/5 - there were a dozen lines that genuinely made me chuckle out loud Would have been five stars but the lack of proofreading and the predictable plot made me unable to get up to ADORED IT level - four stars is still and official ENJOYED IT, y’all. This isn’t a bad rating. The “Club Heat” has intriguing possibilities so I’m going to give the second one a shot.
